Documentation doesn't provide much insight on how to use this?
For instance, how do I bring isolate the files for a particular theme and work with that?
The the first standalone html file is the default template? Is that the only theme provided?

You can check out complete instructions in the Documentation > Start > Niche Demos Section.
If you are using the Restaurant Niche Demo, they run on the native style.css and css/js Files and can be found in the Package/HTML Folder with the name: demo-restaurant.html Template.
These are the following Folders/Files you will need for the Restaurant Niche Templates:
css/ Folder
images/ Folder (However, you can delete the Images inside this Folder according to your Preference, but don’t delete the images/icons/ Folder)
include/ Folder
js/ Folder
demos/restaurant Folder
style.css File
demo-restaurant.html File
You can simply delete the other files depending on what you want to use.
