I realized a website with your theme: www.topitalianmortgage.com. To realize the website I did not use any demo and now I have to add "dark mode", as in your demo "photographer". How can I use this mode in my website? Do I have to add the specific code CSS/JS in your theme? I need a button that makes the website dark and viceversa depending on the client's needs

This Button is not JS Controlled and is just a Link that navigates the Page to the Dark Colored Niche Demo. You can use the .dark-mode related CSS Blocks from the demos/photographer/photographer.css File to add it to your Website.
